Eden Square Phase Two start on site

An excellent start to the New Year for Urmston with construction beginning on Phase Two of the joint development between Trafford Council and Ask Development’s mixed use scheme, Eden Square.

North West-based Eric Wright Construction will start on site of the multi-million pound shopping centre development, being undertaken by Ask Developments in partnership with Trafford Council, in mid-January, 2012.

Construction work is expected to complete in September, 2012.

Phase Two of Eden Square is almost fully let with Iceland, Aldi and Quality Save taking the three larger units, leaving just 3,000 sq ft available on Flixton Road and 1,400 sq foot in the Square for potential tenants.

The remaining 3,000 sq ft on Flixton Road has the flexibility to be configured into one, two or three units, which Ask hope will encourage local traders to this prominent location.

With 20,000 cars per week using the shoppers’ car park, Ask Developments is confident that the scheme holds appeal to both national and local retailers, with the smaller units in phase two ideal for local traders interested in becoming part of the scheme.

Leon Guyett, development director at Ask Developments, said: “This is a great start to the new year. We have successfully brought a number of national retailers to Urmston, however, it has always been our intention to attract local shopkeepers to the scheme too and the remaining units in Phase Two are flexible enough to meet the requirements of smaller tenants.

We will continue to work with both the Urmston Partnership and the Town Centre Management team on achieving that ambition.”

Executive Councillor Mike Cornes said: “I am delighted that we have such great news for the New Year and are now able to begin work on Phase Two, especially as the majority has already been let. I look forward to seeing the second phase take shape and the tenants moving in to complete this multi-million pound development.”

Iceland warms up Eden Square


Frozen food specialist, and one of Britain’s fastest-growing retailers, Iceland is moving into 7,500 sq ft premises in phase two of Eden Square development in Urmston town centre.

Iceland, recognised as one of the best companies to work for in the UK, is a brand new retailer to the Urmston area, and its introduction to Eden Square follows the recent announcements of Aldi and Quality Save as tenants.

Phase two of Eden Square is now 85% pre-let and this latest letting leaves just 3,000 sq ft of space available in phase two of the development. Ask is currently concluding detailed discussions with the main contractor for a start date on site.

Leon Guyett, development director at Ask Developments, said: “It is great to be able to finally announce the arrival of Iceland. We have been in dialogue with Iceland for some time and have worked together to adapt the plans in order to accommodate the supermarket into the scheme. Iceland is a fantastic addition both to Eden Square and to the wider shopping offer in Urmston.”

Iceland spokesperson said: “We are always looking for new opportunities and Eden Square, Urmston, fills a gap in our coverage to the west of Manchester giving us the opportunity to serve this community. Our retail offer will fit nicely alongside existing and new retailers at Eden Square and I’m sure the residents of Urmston will make good use of our home delivery service. The significant progress made on phase two of the multi-million pound development, being undertaken by Ask Developments in partnership with Trafford Council, has also encouraged renewed interest in phase one.

“These lettings add significant weight to Urmston as a retail destination will and complement those shopping facilities already operating in phase one, which include a mix of local and national retailers; Costa Coffee, Thorntons, Boots, Greggs, Hallmark, HD Studio and William Hill are all trading. I look forward to seeing work progressing and Iceland, Aldi and Quality Save joining the existing phase one retailers at Eden Square.”

Pirates and princesses buoy the start of summer in Eden Square

Urmston’s Eden Square summer activities for children start on Saturday 11th June, 2011, with a pirates and princesses-themed treasure hunt.

Suitable for all ages, children are invited to find the clues hidden throughout Eden Square to lead them to the pirates’ hidden treasure chest.

The event is free and will take place between 11am and 4pm.

There will be activities for children in Eden Square every second and fourth Saturday throughout the whole summer. Each month will focus on a different theme and children are encouraged to dress up, with June being pirate and princess-themed, July looking at animal antics and in August the square will ‘go-green’ and take a look at what goes on in the garden.

Leon Guyett, senior development executive at Ask, the developers behind Eden Square, said: “With the summer on our doorstep, finding something different for the kids to do at weekends is not always easy. Following the success of last year’s programme we’ve again put together a great line-up of exciting and engaging events at Eden Square that both the kids and their parents will love and we’re expecting a big turn-out.

“To coincide with the newly released Pirates of the Caribbean movie, we are kicking off this weekend with a pirates and princesses treasure hunt which gives kids a chance to dress up and get out exploring in the fresh air. It’s a free event and parents will get the chance to sit back and relax with a coffee while their children exhaust themselves looking for treasure!”

Quality Save to join line-up at Eden Square

Retailer to take space alongside Aldi in phase two of the development.


Discount store Quality Save are the latest in a growing line of retailers to commit to Eden Square in Urmston, taking a 10,000 sq ft premises in phase two of the development.

Quality Save has had a presence in Urmston for 30 years and has developed a loyal customer base within the town. The store was historically located in the original precinct and moved to a temporary location on Station Road, occupying the former Woolworths unit, while the redevelopment of the shopping centre took place.

The agreement with Quality Save, along with national supermarket chain Aldi, leaves 12,000 sq ft left within phase two. Developers Ask Developments are currently in advanced stages of negotiations with a national retailer for a third unit comprising 7,500 sq ft and hope to make an announcement shortly.

In Phase one, National charity Shaw Trust, which supports its work with disabled and disadvantaged people to find jobs and live more independently by operating retail shops, has now exchanged contracts on a 1,300 sq ft unit.

Ask appoints Countrywide



Ask Developments has appointed Countrywide Land and New Homes to market the new apartments in phase two of Eden Square in Urmston town centre.

Bridgfords, on Crofts Bank Road in Urmston, is part of the Countrywide group and will be responsible for all residential enquiries.

In total, the scheme will deliver 76 one and two bedroom apartments in the heart of Urmston's new retail quarter.

The first phase of 64 apartments was completed late 2009 and there are six apartments remaining for sale.

The 10 two-bedroom apartments in phase two are now available for sale, with one apartment already exchanged. Prices start from £135,000.

The multi-million pound regeneration of Urmston town centre is being undertaken by Ask Developments in partnership with Trafford Council to deliver Eden Square as a thriving retail and residential centre in the heart of the local community and to spearhead further regeneration in the town.

Work is expected to commence on phase two of the residential scheme late summer 2011.

Sian Pitt, head of sales at Ask Developments, said: “The apartments in phase one of Eden Square have proved extremely popular and a fantastic opportunity to get a foot on the property ladder.

“There are only a few apartments remaining in phase one and we have already exchanged contracts on the first property in phase two. We expect there to be high interest in the remaining apartments which is why we have teamed up with Countrywide Land and New Homes.”

Osteoporosis Screening in Urmston - May 11th

OSTEOPOROSIS screening will be held at Urmston Library, Crofts Bank Road, Urmston, on May 11 from 9am to 11am.

Osteoporosis is a disease in which bones become fragile and more likely to break. If not prevented or if left untreated, osteoporosis can progress painlessly until a bone breaks.

Sessions will be held on the same day at St Paul’s Church Hall, Springfield Road, Sale, from 1pm to 3pm and Altrincham Library, Stamford New Road, Altrincham, from 4.30pm to 6.30pm.

Screenings are available at a reduced rate of £22 - rather than £30 - and and anyone interested in booking an appointment should call Healthcare Screening on 0845 224 6784.
